Effective Date: September 1, 2026

These Terms and Conditions (“Terms”) apply to exterior cleaning services provided by Spiffy Outdoor Services LLC (“Spiffy,” “Company,” “we,” “us,” or “our”) to the property owner, customer, business, property manager, authorized representative, or other party requesting services (“Customer”).

By accepting an estimate or proposal, scheduling service, electronically accepting these Terms, making payment, signing a work order, or otherwise authorizing Spiffy Outdoor Services LLC to perform services, the Customer acknowledges that they have read, understood, and agreed to these Terms.

1. Our Services

Spiffy Outdoor Services LLC provides residential and commercial exterior cleaning services throughout Central Florida, including:

Residential soft washing

Commercial soft washing

Exterior surface pressure washing

Concrete cleaning

Driveway and sidewalk cleaning

Patio and hardscape cleaning

Paver cleaning

Pool deck cleaning

Pool enclosure and screen enclosure cleaning

Gutter exterior cleaning

Other exterior surface cleaning specifically identified in an estimate or work order

The exact areas and services included in each project will be identified in the Customer's approved estimate, proposal, or work order.

Any area or service not specifically listed is considered outside the scope of work.

Additional services requested before or during a project may result in additional charges and must be approved by the Customer.

2. Soft Washing vs. Pressure Washing

Spiffy selects the cleaning method we determine to be reasonably appropriate based on the surface, material, condition, contamination, and surrounding property.

Soft washing utilizes low-pressure water together with appropriate cleaning solutions to remove or treat dirt, algae, mildew, mold-like organic growth, and other exterior contaminants.

Pressure washing utilizes higher water pressure and/or surface-cleaning equipment and is generally reserved for durable exterior surfaces such as concrete and certain hardscapes.

Not every surface is appropriate for high-pressure cleaning. Spiffy reserves the right to modify the cleaning method when necessary to reduce the risk of property damage or unsafe conditions.

3. Customer Authorization

The Customer represents that they either own the property or have legal authority from the property owner to authorize the requested services.

The Customer grants Spiffy, its employees, contractors, and representatives reasonable access to the property and areas necessary to complete the agreed-upon services.

For commercial, rental, condominium, POA/HOA, or managed properties, the individual approving the work represents that they have authority to authorize the services.

4. Customer Responsibilities Before Service

Before Spiffy arrives, the Customer agrees to:

Ensure all windows and doors are completely closed and secured.

Notify Spiffy of any known leaking windows, doors, roofs, gutters, or other areas.

Remove or secure fragile and water-sensitive items.

Remove outdoor furniture, cushions, rugs, decorations, toys, electronics, and other items that could be affected by water or cleaning solutions.

Cover and notify Spiffy of delicate, newly planted, diseased, stressed, or particularly valuable plants or landscaping.

Keep children and pets safely away from all work areas.

Unlock gates and provide access to all areas included in the service.

Move vehicles away from the immediate work area when requested.

Notify Spiffy of security systems, cameras, sensors, automatic equipment, or other items that could be affected by exterior cleaning.

Identify electrical equipment or outlets that are damaged or may not be properly weatherproofed.

Disclose any known damage, deterioration, repairs, or unusual conditions affecting the surfaces being cleaned.

Provide access to an operational exterior water source required for the service.

Spiffy is not responsible for damage to property that the Customer was instructed or reasonably expected to remove, secure, protect, or disclose.

5. Pre-Existing Damage and Deterioration

Exterior surfaces naturally deteriorate from age, weather, moisture, ultraviolet exposure, improper installation, lack of maintenance, previous repairs, and other environmental conditions.

Cleaning may reveal pre-existing conditions that were concealed by dirt, algae, mildew, or other buildup.

These conditions may include:

Loose or peeling paint

Oxidation

Faded surfaces

Cracked or deteriorated stucco

Wood rot

Loose siding or trim

Loose mortar

Cracked concrete

Loose or damaged pavers

Deteriorated paver sealer

Loose joint sand

Damaged caulking

Damaged window or door seals

Brittle screens

Corroded screen-enclosure components

Rust or corrosion

Loose fixtures

Previous repairs

Water intrusion

Improperly installed materials

Spiffy is not responsible for damage or failure caused by pre-existing deterioration, defective materials, improper installation, inadequate maintenance, previous repairs, or other conditions that existed before service.

6. Oxidation and Fading

Florida's sun, heat, humidity, and environmental exposure can cause oxidation and fading on painted, vinyl, aluminum, metal, and coated exterior surfaces.

Cleaning can reveal oxidation, fading, chalking, streaking, discoloration, or uneven coloration that was previously hidden beneath dirt or organic growth.

Standard soft washing and pressure washing are cleaning services and do not include oxidation removal or surface restoration unless specifically stated in the estimate.

Spiffy is not responsible for discoloration or uneven appearance caused by pre-existing oxidation, fading, weathering, or deterioration.

7. Paint and Coated Surfaces

Aged, deteriorated, improperly applied, bubbling, peeling, loose, or compromised paint or coatings may be affected by exterior cleaning.

Cleaning may reveal areas where paint or coatings have already lost adhesion.

Spiffy is not responsible for paint or coating failure resulting from age, improper application, moisture intrusion, defective materials, deterioration, previous repairs, or other pre-existing conditions.

8. Cleaning Solutions

Soft washing commonly requires professional cleaning solutions to effectively treat algae and other organic growth.

The Customer authorizes Spiffy to use commercially appropriate cleaning products, which may include detergents, surfactants, sodium hypochlorite solutions, degreasers, and specialty cleaners.

Products and concentrations may vary based on the surface and type of contamination being treated.

Spiffy will use reasonable professional practices when applying and rinsing cleaning solutions.

9. Landscaping and Vegetation

Spiffy recognizes that landscaping is an important part of the Customer's property and will take reasonable precautions to protect surrounding vegetation.

These precautions may include pre-wetting, rinsing, controlling application, redirecting runoff, or other methods we determine appropriate.

The Customer must inform Spiffy before service about delicate, newly installed, diseased, stressed, rare, or particularly valuable plants located near the work area. Spiffy recommends that the Customer cover any such plants ahead of their scheduled service.

Because plant health is affected by numerous factors outside Spiffy's control—including heat, drought, disease, irrigation, previous chemical exposure, soil conditions, and existing plant health—Spiffy cannot guarantee that all vegetation will remain unaffected.

10. Windows, Doors and Water Intrusion

Exterior cleaning uses substantial amounts of water.

The Customer is responsible for maintaining properly installed and sealed windows, doors, vents, roofing components, and other building openings.

Water may enter structures through:

Defective window seals

Deteriorated caulking

Damaged weather stripping

Improperly installed windows or doors

Open or partially open windows

Damaged siding or stucco

Existing leaks

Vents or openings

Other structural defects

Spiffy is not responsible for water intrusion resulting from defective, deteriorated, improperly installed, open, or inadequately sealed building components.

Customers should immediately inform Spiffy of any known areas where water intrusion has occurred previously.

11. Pool Enclosures and Screen Enclosures

Florida pool and screen enclosures are subject to significant deterioration from sunlight, heat, humidity, storms, corrosion, and age.

Screens and enclosure components may become brittle, weakened, loose, or deteriorated over time.

Cleaning can reveal or contribute to the failure of components that have already deteriorated.

Spiffy is not responsible for tears, separation, fastener failure, frame deterioration, or other damage resulting from pre-existing weakness, corrosion, age, improper installation, or deterioration.

The Customer should inform Spiffy of any known damaged or loose screens before service.

12. Pools and Pool Areas

When cleaning pool decks or enclosures, reasonable precautions will be taken to limit cleaning solution and debris from entering the pool.

However, exterior cleaning around a swimming pool cannot guarantee that no water, debris, or diluted cleaning solution will enter the pool.

The Customer is responsible for maintaining appropriate pool water chemistry and filtration following exterior cleaning.

Pool cleaning, chemical balancing, filtration maintenance, and pool-equipment servicing are not part of Spiffy's services.

13. Gutters

Unless otherwise specified in the estimate, gutter cleaning refers only to the service specifically described in the approved estimate, such as exterior gutter brightening or cleaning.

Exterior gutter cleaning does not include removal of debris from inside gutters, downspout clearing, gutter repair, roof cleaning, oxidation removal, or restoration.

Black streaks, oxidation, “tiger striping,” staining, and permanent discoloration may not be fully removable through standard cleaning.

Spiffy does not guarantee that all gutter staining or oxidation can be removed.

Spiffy is not responsible for leaks, separation, sagging, loose fasteners, damaged downspouts, or other failures caused by pre-existing gutter deterioration or improper installation.

14. Concrete and Hardscaping

Concrete, pavers, brick, stone, and other hardscape materials naturally vary in age, porosity, color, texture, condition, and previous treatment.

Cleaning may reveal:

Existing cracks

Repairs

Aggregate variations

Discoloration

Surface deterioration

Previous cleaning marks

Rust staining

Oil staining

Efflorescence

Existing damage

Spiffy is not responsible for pre-existing surface defects or natural variations that become more visible after cleaning.

The Customer must inform Spiffy of newly installed concrete or hardscaping before service.

15. Pavers, Joint Sand and Sealer

Pressure washing can remove or displace some joint sand, particularly when existing sand is loose, deteriorated, missing, or improperly installed.

Replacing or replenishing paver joint sand is not included in standard cleaning.

Cleaning may reveal existing sealer failure, cloudiness, discoloration, peeling, uneven application, or other problems with previously sealed pavers.

Spiffy is not responsible for deterioration or failure of existing paver sealer.

16. Stain Removal

Exterior cleaning can substantially improve the appearance of many surfaces, but not every stain or discoloration can be completely removed.

Examples include:

Rust

Irrigation stains

Fertilizer stains

Oil

Grease

Automotive fluids

Paint

Hard-water deposits

Mineral deposits

Efflorescence

Tannins

Tire marks

Battery acid stains

Deeply embedded organic stains

Permanent discoloration

Spiffy does not guarantee complete removal of permanent or deeply embedded stains unless a specific result is expressly guaranteed in writing.

Specialty stain treatment may require additional products, labor, and charges.

17. Expected Cleaning Results

Spiffy's services are intended to clean and improve exterior surfaces. Cleaning is not the same as restoration, repair, resurfacing, painting, or replacement.

Results will vary based on:

Age

Material

Condition

Porosity

Previous maintenance

Previous coatings

Type of contamination

Length of time staining has been present

Environmental exposure

Spiffy does not guarantee that cleaned surfaces will appear new or return to their original color or condition.

18. Electrical Equipment

The Customer is responsible for ensuring exterior outlets, fixtures, wiring, cameras, speakers, fans, appliances, pool equipment, and other electrical components are properly installed, sealed, maintained, and rated for exterior exposure.

The Customer must notify Spiffy of known electrical defects or hazards before service.

Spiffy is not responsible for damage caused by defective, improperly installed, inadequately sealed, or non-weather-resistant electrical equipment.

19. Personal Property and Vehicles

Vehicles should be moved away from the work area.

The Customer is responsible for removing or protecting personal property that could reasonably be affected by water, cleaning solution, overspray, or debris.

Spiffy is not responsible for unsecured or improperly protected personal property left within the work area.

20. Photographs and Service Documentation

Spiffy may take photographs or video before, during, and after service for documentation, quality control, safety, training, verification of existing conditions, and resolution of customer concerns.

Any use of identifiable private property images for public advertising or promotional purposes will be handled in accordance with applicable law and any separate permissions obtained from the Customer.

21. Weather, Delays, and Conflicts

Exterior cleaning is weather dependent.

Spiffy may postpone, suspend, or reschedule services because of conditions including:

Lightning

Thunderstorms

Heavy rain

High winds

Extreme heat

Tropical storms

Hurricanes

Flooding

Unsafe working conditions

Other conditions outside Spiffy's reasonable control

In addition to weather, Spiffy may postpone, suspend, or reschedule services because of delays or scheduling conflicts with other customers or Company personnel.

None of the above items constitute a breach of the service agreement.

22. Commercial Properties

For commercial services, the Customer or authorized property representative is responsible for notifying tenants, residents, employees, vendors, customers, and other affected parties of scheduled work when appropriate.

The Customer is responsible for arranging for vehicles, merchandise, equipment, furniture, and other obstructions to be moved when necessary.

Spiffy may establish temporary work zones or restrict access to areas being cleaned for safety.

23. Safety During and After Service

Pressure-washing equipment, hoses, water, cleaning solutions, and wet surfaces can create temporary hazards.

Customers, children, pets, employees, tenants, guests, vendors, and members of the public should remain outside active work areas.

Surfaces may remain wet or slippery following cleaning. Customers should exercise caution and restrict access where appropriate until surfaces are reasonably dry and safe for normal use.

24. Water and Utility Usage

The Customer agrees to provide reasonable access to an operational exterior water supply sufficient to perform the service.

The Customer is responsible for ordinary water utility charges associated with the service unless otherwise agreed in writing.

If an adequate water source is unavailable, the Customer must notify Spiffy before the scheduled appointment.

25. Estimates and Pricing

Estimates are based on information available to Spiffy at the time the estimate is prepared.

There is a $150 minimum spend applied to each job.

Pricing may be adjusted if:

Actual property dimensions differ from information provided.

Property conditions are substantially different than reasonably anticipated.

Additional areas or services are requested.

Unusual staining or contamination requires additional treatment.

Access limitations materially increase the amount of work required.

The Customer changes the scope of work.

Spiffy will obtain Customer authorization before performing material additional work that results in additional charges.

26. Payment Terms

Payment is due according to the terms specified on the estimate, proposal, work order, or invoice.

Unless otherwise agreed, residential payment is due upon completion of service.

Commercial customers may receive separate payment terms as specified in their proposal or service agreement.

The Customer is responsible for applicable taxes, fees, and approved additional services.

27. Deposits

A 50% deposit is required at the time of booking.

28. Cancellations and Rescheduling

Customers are requested to provide at least 72 hours' notice when canceling or rescheduling an appointment. If notice of cancellation is provided at least 72 hours' in advance of the scheduled service day, the Deposit will be returned to the Customer within 7-10 business days.

For appointments cancelled less than 72 hours' prior to the scheduled service day, the Customer will forfeit their Deposit.

For appointments rescheduled less than 72 hours' prior to the scheduled service day, a $50 fee will be applied to their invoice.

Weather-related rescheduling initiated by Spiffy will not result in a cancellation fee.

29. Service Concerns

We want Customers to give us the opportunity to address legitimate concerns.

Any concern regarding completed services should be reported to Spiffy within 24 hours of service completion whenever reasonably possible.

Customers should provide photographs or other documentation when appropriate.

Spiffy must be given a reasonable opportunity to inspect the area and, when appropriate, attempt to correct an issue before another contractor performs corrective work.

30. Damage Claims

Any claim involving alleged property damage should be reported to Spiffy as soon as reasonably possible after discovery.

The Customer agrees to preserve the allegedly damaged property and provide Spiffy a reasonable opportunity to inspect and document the condition before repairs or replacement are performed, except when immediate action is reasonably necessary to prevent additional property damage or address a safety concern.

Failure to provide a reasonable opportunity for inspection may affect Spiffy's ability to evaluate the claim.

31. Limitation of Liability

To the fullest extent permitted by Florida law, Spiffy Outdoor Services LLC will not be responsible for indirect, incidental, special, exemplary, punitive, or consequential damages arising from the services.

Spiffy is not responsible for damage attributable to pre-existing conditions, defective materials, improper installation, deterioration, undisclosed conditions, or circumstances outside its reasonable control.

Nothing in these Terms is intended to exclude or limit liability that cannot legally be excluded or limited under applicable Florida law.

32. Indemnification

To the extent permitted by Florida law, the Customer agrees to indemnify and hold Spiffy Outdoor Services LLC harmless from third-party claims arising from:

The Customer's lack of authority to authorize the work;

The Customer's failure to disclose known hazardous or defective conditions;

The Customer's violation of these Terms; or

Negligent or wrongful conduct by the Customer or persons under the Customer's control.

This provision does not require the Customer to indemnify Spiffy for liability that cannot lawfully be transferred under Florida law.

33. Force Majeure

Spiffy will not be liable for delay or failure to perform caused by circumstances reasonably beyond our control, including hurricanes, tropical storms, severe weather, flooding, lightning, government restrictions, utility interruptions, supply disruptions, equipment failures, emergencies, or similar events.

34. No Waiver

Failure by Spiffy to enforce a provision of these Terms on one occasion does not waive the right to enforce that provision in the future.

35. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue in effect to the fullest extent permitted by law.

36. Entire Agreement

These Terms, together with the Customer's approved estimate, proposal, work order, invoice, and any written addenda, constitute the agreement regarding the applicable services.

If a separately negotiated and signed agreement expressly conflicts with these Terms, the specifically negotiated provision will control regarding that conflict.

37. Electronic Acceptance

Electronic signatures, electronic estimate approvals, checkbox acceptance, and other electronic methods of acceptance may constitute agreement to these Terms to the extent permitted by applicable law.

38. Governing Law

These Terms and services provided by Spiffy Outdoor Services LLC are governed by the laws of the State of Florida, without regard to conflict-of-law principles.

39. Updates to Website Terms

Spiffy may update its website Terms and Conditions periodically.

The Terms applicable to a particular service will be those provided to or accepted by the Customer in connection with that service unless otherwise agreed in writing.
